A title deed is the official document proving ownership of property in South Africa. There are times when you may need a copy of your title deed, whether for reference purposes or legal matters. We offer two types of title deed copies: Standard Copies and Certified Copies, each serving different purposes.
A standard copy of a title deed is an uncertified reproduction of the original document held on record at the Deeds Office. This type of copy is marked with "FOR INFORMATION ONLY" across its pages, indicating that it is not intended for legal or official use.
Please Note: A standard copy is issued for information purposes only and cannot be used as proof of ownership or for any legal proceedings. The document clearly displays "FOR INFORMATION ONLY" on each page to indicate its limited purpose.
Request Title Deed (Deed of Transfer) - For Information (Sect 66)
A certified copy of a title deed is an official document issued by the Registrar of Deeds in terms of Section 66 of the Deeds Registries Act, 47 of 1937. This type of copy carries legal weight and can be used in official and legal proceedings.
The Deeds Registries Act 47 of 1937 is the principal legislation governing the registration of property ownership and related rights in South Africa. The Act establishes the framework for the Deeds Registry system, which maintains records of all registered property transactions and ownership in the country. Section 66 of the Act and its associated regulations provide for the issuance of certified copies of deeds for judicial and legal purposes.
Please Note: A certified copy will also have For Information Only stamped on it but is officially certified by the Deeds Office.
We apply for and obtain certified copies directly from the relevant Deeds Office on your behalf. Once issued, the certified copy is couriered directly to you, ensuring safe and secure delivery of this important legal document.
Request Title Deed (Deed of Transfer) - Certified (Sect 66)
If your original title deed has been lost, destroyed, or has become unserviceable, you may require a replacement title deed rather than simply a certified copy. This is a different process governed by Section 68 of the Deeds Registries Act.
A Section 68 replacement title deed is issued to serve in place of the original document. This process involves a formal application to the Registrar of Deeds, supported by an affidavit describing the circumstances of the loss or destruction, and must be handled by a practising attorney or conveyancer.
Important: We do not process Section 68 replacement applications. If your original title deed has been lost or destroyed and you require a replacement, you will need to engage the services of a conveyancing attorney who can lodge the necessary application with the Deeds Office on your behalf.
You can conveniently order either a standard or certified copy of your title deed through our secure online platform. Simply provide your property details, select the type of copy you require, and we will handle the rest.
